“Danielle was asked to look at a large residential property in South Kensington, which had suffered from

serious leaks over a 15 year period. Numerous consultants, builders and specialists investigated during this

period, but the problems remained. Despite there being little contemporaneous information available, Danielle

rolled up her sleeves and systematically inspected and tested all points of possible water ingress. Very quickly,

she was able to map the house and identify the roots causes of the leaks and instruct the necessary remedial

works. Danielle carried out her work discretely and with the utmost professionalism, whilst the owners were in

Our project involved diagnosing water ingress to some 20 projecting window bays to our 3 storey block of flats that had been ongoing for years. With specialist scaffold access and pre-remedial works enabling investigations, Danielle diagnosed the issue and then managed a local contractor to effect repairs under a formal JCT contract that completed on time and below budget. Danielle was engaged as our surveyor in a party wall award agreement. Numerous issues arose relating to the award including damage to our property caused by works carried out by a third party. Danielle was engaged to provide us with a Quinquennial inspection of our 200 year old, grade 2 listed Quaker Meeting House. This was carried out in a very professional and thorough manner and she was able to make clear distinctions between urgent priorities and minor issues. One subsequent, and major focus was the re-roofing of a major part of the site which was  carried out with Danielles’ support and inspections - crucial in the face of the more technical aspects of roofing work. In 2023, I commissioned Danielle Brooke to assist me with (1) the preparation of a costed Schedule of Dilapidation (Scott Schedule), (2) to engage with the Tenant’s Surveyor in reviewing and negotiating the Scott Schedule, and (3) to project manage a s18.1 Diminution in Value of the Property following the Tenant’s termination of their Lease.
